Painting in Bergvliet
Bergvliet is the most predictable suburb we work in, and that is good news for anyone getting a quote. The suburb was laid out from 1947 for returning servicemen and filled out through the 1960s and 1970s, so the housing stock is remarkably consistent: single-storey, face brick and plaster, low-pitched tiled roofs, deep eaves and generous flat plots with long boundary walls.
Because the houses repeat, the pricing is honest and tight. We are not guessing at hidden complexity the way you have to on a Constantia estate or a Wynberg cottage. Being single-storey also removes the single biggest variable cost on most exterior jobs - scaffolding - which is why a full Bergvliet exterior usually comes in below what people expect.
Where these houses do consistently need work is under the eaves. Deep overhangs and timber fascias and barge boards were standard here, and sixty-odd Cape winters have found the weak ones. That timber, plus the long street-facing boundary wall, is where most of the real preparation time on a Bergvliet job actually goes.
The Bergvliet Repaint Checklist
- Get the fascias and barge boards inspected properly. On this housing stock it is the single most common source of unexpected cost
- Have the boundary wall measured separately. On a Bergvliet plot it is often a third of the total painted area
- Sound timber gets prepared and coated; soft, spongy timber has to be replaced first. Insist on knowing which is which before work starts
- Deep eaves shelter the wall directly under them, so that band often needs less work - a good contractor will notice and price accordingly
- Decide on the face brick early. Painting it changes the maintenance cycle permanently, and sealing is a lighter-touch alternative
- On low-lying plots near the greenbelt and Die Oog, check the base of the walls for rising damp before quoting the exterior
- Because there is no scaffolding on a single-storey job, be sceptical of any quote that carries an access equipment line
