Painting in Claremont

Claremont is really two painting markets. Above Main Road, Claremont Upper runs into Fernwood and Lynfrae with big freestanding period homes on generous plots. Below it, around the Cavendish and Stadium on Main precinct, the stock is overwhelmingly sectional title - walk-ups, townhouse rows and eight-storey blocks. The two need completely different handling.

Body corporate work is a project management job as much as a painting one. A block repaint means a scope the trustees can actually vote on, a phased programme that keeps access open, notice to residents before anyone appears outside a bedroom window, and progress reporting the managing agent can file. Most of the disputes we are asked to fix on other contractors' work started with a one-line quote and no scope.

The freestanding homes above the line are a different problem: original 1920s and 1930s plaster, deep verandas, timber windows and long runs of boundary wall along the Liesbeek side. Those want a careful survey first, because the cost sits in the preparation and the timber, not in the paint.

Getting a Claremont Block or Home Repainted Properly

  • For a scheme, get the scope written per elevation and per block so trustees can approve, defer or phase individual sections at a general meeting
  • Check whether the quote includes access equipment. Scaffolding or rope access on a four-storey block is a real line item, not an extra to argue about later
  • Agree the notice period to residents up front - normally 48 hours before work reaches any elevation with windows or balconies
  • Have the common property colour scheme confirmed in writing before the first coat. Repainting a wrong-colour elevation is nobody's favourite special levy
  • On older Claremont Upper homes, budget separately for timber. Window frames, fascias and veranda posts usually need more work than the walls do
  • Ask what happens to balcony waterproofing. It is usually the actual cause of the staining on the elevation below, and paint will not fix it
  • Insist on a retention or a defect period on scheme work. It is standard on any job of that size and a reputable contractor will not blink at it

Claremont Painting Questions

Do you work with bodies corporate and managing agents?
Regularly. We quote per block and per elevation so trustees have something they can actually take to a general meeting, and we report progress to the managing agent through the job rather than only at the end.
Can a block be painted while people are living in it?
Yes, that is the normal case. We phase by elevation, give residents written notice before work reaches their windows or balconies, and keep entrances and parking access open throughout. Nobody has to move out.
Who decides the colours on common property?
The trustees do, within whatever the scheme rules allow. We supply drawdowns on the actual wall so the decision is made against the real building in real light, rather than off a small chip in a boardroom.
Our block has staining running down from the balconies. Will painting fix it?
No. That pattern almost always means balcony or parapet waterproofing has failed, and fresh paint over it will stain again within a year. The waterproofing has to be dealt with first, otherwise you are buying the same job twice.
How is a large scheme quoted?
By measured area, broken down by block, elevation and phase, with preparation, access equipment, number of coats and the specific product listed separately. A single lump sum on a scheme of that size tells the trustees nothing they can govern with.
